Address Snapshots are more informative than ever (new features, winter 2021)

I'm going to brag for a second: Tell me about a product that gets better the longer you own it. Aside from liquor.

Our Address Snapshot reports – which is where we gather all the information we know about a specific address or parcel in Illinois – have new data and insights to offer. 

These features enhance brokers' knowledge of the properties they're listing, help business owners and business improvement districts get a better handle on where they can locate, and bolster every developer's understanding of where they want to invest. 

This list describes everything that we've added to amplify what you get from a Cityscape Pro membership or a one-time Address Snapshot purchase.

  • ADU check: Look up an address in Chicago and Address Snapshot will tell you if it's eligible to have an "accessory dwelling unit" (either an interior apartment or a backyard house).


  • Property sales for the last quarter of 2020 have been added, giving us a complete picture of property sales (those which are subject to real estate transfer tax) for the five-year 2016-2020 period.
  • The Cannabis add-on has been updated with 24 new dispensaries across Illinois
  • Incentives Checker has been beefed up with several new incentives: Restore, Reinvest, Renew (funded by cannabis sales tax); INVEST South/West; and Renew Woodlawn.
  • Liquor moratoriums are highlighted if the address you look up is within 150 feet of either a dry precinct, or a liquor store or bar restriction.

  • There are four new categories on the amenities map: community gardens, community centers, medical facilities, and schools (school attendance boundaries have always been there, in the "Surrounding Places" section).
  • Zoning Assessment has been enhanced to add more regulations about parking. We've also built "Zoning Matrix" to help architects and developers quickly generate a spreadsheet for their permit application's code matrix requirement that's already filled in with most zoning details.

Look for the "Additional Snapshots" which augment every Address Snapshot report

  • Address Snapshot has a several accessory snapshots that augment the property, zoning, and property-specific data that the main report includes:
    • Lending & Investment Snapshot: See the amount the loans to homeowners and small businesses have been issued in the area, and compare that and property sales to the rest of Chicago and Cook County.
    • Transportation Snapshot: We added big updates to show all nearby train stations, bus stops, and Divvy stations. There is also information about where people go to work and how they get there. Plus, for the commercial and industrial brokers, there's info about TDL (transportation, distribution, logistics). 
    • Land Use Snapshot: For the data nerds, this summarizes how land is used around your address, and it's been updated with the latest data from the Chicago Metropolitan Agency for Planning (CMAP).
